The asset was acquired as an under-leased and under-managed building. Six Ridge’s relationships with two large tenants looking for more industrial space allowed us to immediately fill two of the larger spaces while providing Six Ridge with the opportunity to add value to the building through capital improvements and aggressive leasing strategies. Within six months of ownership, Six Ridge had completed significant improvements and implemented its leasing strategy, which increased occupancy from 63% to 97%.
